What are the fees for applying?
There is a $75 application fee per person over 18, and a $250 administrative fee per household.
What are your application requirements?
Our rental criteria includes income verification, credit, criminal background, and rental history screening. For complete qualification requirements and policies, please review the Rental Criteria.
Is the application fee refundable?
Application fees are non-refundable. Administrative fees are refunded only if the application is declined or canceled within 72 hours of submitting the application.
What documents will I need to apply?
To complete your application, you will need a valid government-issued photo ID and proof of income. Please refer to our Rental Criteria for accepted forms of income verification and additional qualification details.
What lease terms are available?
We offer lease terms ranging from 7 to 18 months.
What is required to reserve an apartment?
To reserve your new home at Mosby at Avalon Park, you must complete the rental application and pay the application and administrative fee.
Pricing & Fees
What utilities am I responsible for?
Residents are responsible for water/sewer, electricity, trash services, and internet. Water, sewer, and trash services are paid in addition to the monthly rent; electric and internet are paid directly to the service provider.
What additional monthly costs may apply beyond rent?
Optional monthly fees include $10 for renter’s insurance, $25 for pet rent, and garage rentals ranging from $150 to $300 per month, depending on the garage type and features selected.
Do you require renter’s insurance?
Yes, renter’s insurance is required for all residents. Our leasing team can provide additional information about coverage requirements and available options.
How much is the security deposit?
Our standard security deposit is $300 for approved applicants. Additional deposits or conditions may apply based on the screening process.

Is the community pet friendly?

Are there breed or weight restrictions?
Mosby at Avalon Park allows all dogs and cats, regardless of breed or weight.
How many pets are allowed?
Residents are permitted up to three (3) pets per household.
Is there a pet fee or pet rent?
A one-time, non-refundable pet fee of $350 is due for the first pet, with an additional $150 fee for each additional pet. Monthly pet rent is $25 per pet.
Do you have a dog park or pet amenities?
Mosby at Avalon Park has a dog park, pet spa, and scenic nature trail that's perfect for walks. We're also located just minutes from Seven Oaks Nature Trail, a local favorite for walking, running, and biking.

Do you have package lockers?

Does the community have garages or storage spaces?
Our community has garage rentals ranging from $150 to $300 per month, depending on the garage type and features selected. Additional storage spaces are also available for $15 per month.
Is there emergency maintenance service?
We offer 24-hour emergency maintenance services.
What is the resident and guest parking policy?
Parking is first-come, first-served, with guest parking available. Garages are also available to rent.
